History: As of Spring 2015
Indwell is thrilled to announce that Norfolk County recently selected our Hambleton Hall proposal for a $2 million grant through the Federal/Provincial Investment in Affordable Housing program (IAH). The program is tentatively scheduled to open Fall 2016.
Indwell has become aware of the housing needs in Haldimand-Norfolk over the past two years. After broad community consultation, we responded to a Request for Proposals from Norfolk County in December 2014, and we were awarded the funding.
The $2.0 million IAH funding will go towards the estimated overall $4.6 million capital cost for converting St. James United Church’s former Sunday School building at 230 John St, Simcoe. Hambleton Hall will feature a total of 40 one-bedroom and bachelor apartments. The program will provide permanent affordable housing with supports from Indwell and community partners for people living with mental health and/or physical health disabilities. The grant – actually a forgivable loan – guarantees that 35 units will have rents at or below 80% of market rents for the next 25 years, but Indwell is committed to keeping rents permanently affordable.
Indwell’s proposal included a request for $160,000/year annual operating agreement for 25 years. This funding would help cover some of the costs of tenant supports and operations, with donations and rents making up the difference. Indwell’s experience is that proactive support is the critical factor for many tenants in achieving long-term housing stability.
Indwell is a Christian charity that creates affordable housing communities that support people seeking health, wellness and belonging. Indwell provides over 300 units of supported housing with over 100 apartments under construction. It has been operating for 42 years in Hamilton and 12 years in Oxford County. We look forward to working with the Haldimand-Norfolk County community in offering Hope and Homes to local residents struggling to find quality, safe, and affordable housing with supports.
Thanks to the United Way - Haldimand and Norfolk for their support, which helped to furnish Hambleton Hall's multi-use room and create gorgeous raised gardens. See photos for more details.
